Terms & Conditions
Please read these terms before purchasing or generating a Homebuyer Report.
1. The service
Homebuyer Report provides automated property intelligence PDF packs compiled from public data sources (HM Land Registry Price Paid, MHCLG EPC Register, Environment Agency flood monitoring, Police.uk crime data, and council tax estimates). Reports are sold as digital products via our website.
2. Price & payment
- Standard single-report card (guest) price is £5.00 (inc. VAT) unless advertised otherwise.
- Account holders can buy credit packs. Larger packs simply lower the effective £ per report. Business / white-label unlocks branding and team features.
- Payments are processed by Stripe. Card receipts are available via Stripe; credit movements appear in your in-app billing ledger.
- Accounts with no login for 60 days receive an inactivity warning. After 90 days without login, a monthly £1 dormant account maintenance fee may be deducted on the 1st of each month until you sign in again or the credit balance reaches zero.
3. Free promotional reports
- When the offer is active, new eligible sign-ups / free claims may receive 1 free report.
- Free promotional balance expires one year after grant, is non-transferable, non-refundable and has no cash value.
- At checkout you choose whether to use a free promotional credit, a purchased credit, or pay by card.
- Free-report trade-off: when you claim a free report we create an account for your email. You must set a password to finish account creation before the report can be downloaded. The ready email directs you to complete signup rather than attaching the PDF.
- Each email address may only use the free promotional offer once. We may retain claim records to prevent abuse (see Privacy Policy).
- We may withdraw or amend promotional offers for future sign-ups; credits already granted remain subject to their stated expiry.
4. Paying without an account
- You can pay by card without creating an account.
- We email the finished PDF and a link to view the report online to the address you give us.
- Stripe also emails a payment receipt to that address.
5. Emails from us
If you have an account, we may email you when a report is ready. You can turn that off in your profile, or unsubscribe from the email. We still send messages that are needed to finish a free signup (for example a set-password link).
6. Digital products & refunds
Reports are digital downloads generated on demand. Under the Consumer Contracts Regulations, you may lose the usual 14-day cancellation right once generation/download of the digital content begins with your prior express consent and acknowledgement. After a report PDF has been generated or downloaded, the purchase is non-refundable, except where required by law (for example if the file is defective and we cannot remedy it). You may delete a report from your account vault at any time; that removes the PDF and online link. Deletion is logged on your billing ledger. A stub history row may remain.
7. Report retention
PDF and online report copies are kept for 12 months from creation, then removed automatically (a stub record may remain). Catalogue samples and reports with an open support dispute are not auto-removed. Active business accounts with a purchased credit balance above £0 are exempt from automatic report-file removal. If the purchased balance reaches £0, business status ends and the account becomes a standard account. Business accounts are not deleted while they remain active.
8. Important disclaimer — not a RICS survey or valuation
This document is NOT a RICS Structural Survey, Valuation, or Legal Title Investigation. It is an automated desktop research pack only. You must instruct a qualified RICS surveyor and a legal conveyancing practitioner before exchange of contracts. We accept no liability for purchase decisions made solely on this report.
9. Data licensing (OGL v3.0)
Reports contain public sector information licensed under the Open Government Licence v3.0, including HM Land Registry, MHCLG EPC, Environment Agency and Police.uk data, with Crown copyright acknowledgements as shown in each PDF. See our Licensing page for full notices.
10. Acceptable use
You must not abuse the service (scraping, automated bulk ordering without authorisation, circumventing security controls, or reselling raw API outputs contrary to upstream licences). We may suspend accounts that breach these terms.
11. Liability
Reports are provided “as is” based on third-party public datasets that may contain errors or delays. To the fullest extent permitted by law, our total liability for any claim arising from a report purchase is limited to the amount you paid for that report (or £0 for a free promotional report).
12. Governing law
These terms are governed by the laws of England and Wales. Courts of England and Wales have exclusive jurisdiction.
