An EPC is often skimmed at the bottom of a listing. In the report it sits as a full section: band, score, potential band, property attributes the assessor recorded, and the upgrade recommendations the register publishes.
Landlords and investors use this for MEES planning; homebuyers use it to forecast bills and avoid Band F/G surprises. Coverage is the domestic EPC open register for England and Wales — some older or exempt properties have no certificate.
