Understanding EPC Ratings
Why do sellers and buyers need an EPC?
For sellers
- Marketing requirement — in England and Wales you normally need a valid EPC (or proof one has been ordered) before a residential property can be marketed for sale. Agents should not list without it.
- Buyer appeal — stronger ratings (often A–C) can help interest because projected energy bills look lower.
For buyers
- Running-cost context — a shared estimate of heating, hot water and lighting costs before you offer.
- Green mortgages — some UK lenders offer preferential rates or incentives for homes rated C or above. Always check the lender’s current rules.
- Improvement roadmap — recommendations with rough cost and saving figures so you can plan loft top-ups, glazing, heating upgrades or solar.
